Conventional Letting – Fully Managed

This service is suitable for the landlord that has limited time to manage their property but is prepared to accept greater financial risk. We can manage all aspect of the tenancy same as we would with guaranteed rent. The difference is that we do not provide the landlord with guaranteed rental payments and landlords carry the cost of unreliable tenants, void periods and legal costs.

We will provide more transparency than ever before to give our customers privileged access to as much information as possible. From viewings booked and feedback to offers made and contracts signed, you will deal with an experienced property professional to guide and advise you at every stage.

What We Do

Once we’ve agreed to a rent level, we find a suitable tenant. In order to do this we advertise the property and conduct accompanied viewings.

We source the essential professional references, arrange the tenancy agreement, check the tenants into the property and collect the rent each month on the landlord’s behalf.

We create a thorough record of condition of the property and its contents, taking photographs throughout.

We act as the tenant’s point of contact. When repair or maintenance issues arise, we contact the landlord who can choose to address the problems themselves or resolve it using a local contractor.

In this event, we provide the landlord with copy of the invoice and deduct the amount from the next monthly rental payment.

We carry out regular property inspections making a report of each inspection. If requested by landlord we can forward a copy of the inspection.

However much we try to avoid this, sometimes it is necessary to take legal action against a tenant. Should the situation arise, we can help serve notices on the tenant and liaise with your solicitor if necessary.

Unlike the Guaranteed Rent service, all court costs, solicitors fees and any rent losses are the responsibility of the landlord.

There is a set-up fee for preparing the tenant selection, referencing, agreements and the full property inventory.

This fee is payable each time a new tenant moves in and is deducted from the first month’s rental payment, along with the monthly commission.

We are also a member of The Property Redress Scheme, which is a new, straightforward and easy to use consumer redress (ombudsman) scheme for Property Agents and Professionals.

The main purposes of the Property Redress Scheme are to allow Agents to comply with their legal requirement to be a member of a government authorised consumer redress scheme and to settle or resolve complaints made by consumers against our Members.

Our Members and consumers will both benefit from our simple three stage process to resolve the complaint:

  1. The Member will first be given an opportunity to resolve the complaint directly
  2. The Property Redress Scheme offers a mediation service
  3. The Property Redress Scheme Ombudsman will make a binding decision on the complaint

CMP is a scheme that reimburses landlords and tenants should a letting agent misappropriate their rent, deposit or other client funds. It has long been a requirement for ARLA Propertymark members to have CMP and has been a legal requirement for all letting agents since 1 April 2019.
